What's In It For YOU!

Of course Ken and Lisa Browning are extremely experienced agents who will more than earn their fee.  Of course, they know more about selling your home than any other Realtor!  Of course, they'll do all the right things to professionally show your home in the best possible light to attract the most qualified buyers!  Of course you'll never worry about a buyer not being able to qualify for a loan!  Of course, your home will be placed on a variety of internet sites and be available on Realtor.com and homes.com as well.  Of course, your home will be correctly displayed on Multiple Service Listing(MLS) sites for all realtors to view!  Of course, you'll be provided with proven marketing materials!  Of course, you'll be kept up to the minute on all progress made, all closing details, etc...!  Of course, they will negotiate the best possible price for your home!  For this great service you probably are not expecting a rebate.  Well, let's give you some great news then that may sway you to choose them as your Realtors!  Interested?   READ ON: 

Central Realty charges only 1% (or $1000 minimum) plus a $250 listing fee (paid up front) to sell your home.  This does not include a typical 3% Buyer's or sub-agent fee which may or may not be necessary.  Many of their listings are sold without another agent involved!  They do not make you sign long-term contracts...in fact, you can cancel your listing at anytime with 15 days notice!  What does all this mean?  It means the most you will pay to sell your home is 4% if another agent is involved in the sale! 

Also offered is a FLAT RATE/Flat Fee listing service whereby a seller can choose to have Central Realty list their home on MLS only.   The seller in this instance assumes the responsibility for showing their home and negotiating with buyers or their agents and knowing what their obligations are.   Central Realty will be available to answer questions of course, but, you forfeit their years of experience in marketing and negotiation.  This option is suggested only for extremely experienced sellers who prefer to go it alone.   Central Realty is not liable for decision errors on the part of the seller.  Call for rates. 

BUT IT GETS BETTER!

Central Realty will sell your home for FREE if you buy your next home through them!  How does this work you ask?  Let's demonstrate by example:

     You list your home with Central Realty and it sells for $200000

     They charge 1% commission so your Selling-side commission would be $2000.

     (This does not count a Buyer's Agent 3% fee if another agent is involved)

     Next, you decide to purchase a home and use Central Realty to purchase. 

     (Assuming they meet with you, locate homes and show them to you typical style) 

     When you close they will REBATE your selling commission of $2000!

 So essentially, you have sold your home for FREE!   

Now, just when you thought it couldn't get any better, as an added bonus, they also offer an additional rebate for those buyers who have sold their home with Central Realty and have already decided which home they wish to purchase without their help.  They will still act as your buyer's agent and represent you on the new transaction; ie, handling negotiations, inspections, etc....but, they will give you an additional rebate since you found the home yourself and didn't spend time with them seeing properties!  This rebate will come from the buyer's agent commission and depends on the purchase price of your new home.

Note:  the above example is based on buying a more expensive home; therefore, moving UP...however, they also will rebate 1% of a less expensive home should you be downsizing.  For ex:  You sell a $200000 home but purchase a $100000 home.  Your rebate at closing will be $1000. (1% of the lessor value)

For BUYERS only who are moving into the area or simply have already sold their home and are contacting Central Realty to help with a purchase only Ken and Lisa offer Buyer Rebates based upon whether the home is new construction, found by them, shown by them, pre-owned, etc..... 

Typically, if you are purchasing a new or pre-owned home Ken and Lisa will find properties for you and show them to you.  In this instance, the rebate is 1% of the sales price based on Central Realty receiving a typical 3% agent commission.  However, say you already have a new construction home chosen.  You have seen the home with the builder's sales representative and are sure you want to buy it.  Well, use Ken and Lisa to negotiate the terms for you (remembering of course that both have extensive new home sales expertise) and receive a 2% rebate!  If you have a pre-owned home picked out already, Ken and Lisa will be happy to negotiate the price for you, handle inspections, avoid pitfalls, etc...to closing and still give you a 1.5% rebate!  So, you can see Central Realty rebates are very generous and based on whether or not you have already found your next home or if they are more involved in finding it for you.
