Our Smart Seller Program is unique in that we have a variable rate commission structure, or flexible rate, dependent on who brings the buyer for your home.

We are so confident in our marketing program and its effectiveness we even allow you to try to sell the home yourself while it is listed with us.  Therefore, you can contribute and get compensated for your efforts by running ads or holding open houses. This doesn't apply of course if the buyer is exposed to your property through our office or another agent.


You can cancel the listing anytime. If you are unhappy, just let us know and we promise to remedy the problem within 24 hours. If you are still not satisfied, we will totally release you from the listing agreement. You only need to reimburse us for any expenses such as professional photography or flyers.


No Pressure! We will not allow you to be pressured by a Buyer's agent. We handle all offers and communications with other agents. We will work up a Seller's net sheet and present you with all offers that come in and vigorously represent YOU.


Flexible commissions! Most Realtors have a rigid commission structure set by their brokers. This rigidity is out of touch with our market today. The Smart Seller Plan's commission is based on Who brings the buyer. It varies depending on if the buyer is with an agent or not.  If another agent brings us an offer that you accept, the total commission is just 4%!  Often we procure the buyer and no other agent is involved. If this happens you only pay us 1% (plus a $250 transaction fee). We still always represent only YOU. If you are also purchasing your next home through us we will rebate 1% effectively selling your home for FREE!  *


Whether you decide to try it on your own or not, you have no risk with our plan. We call it the Smart Seller Plan for a reason!

*1% rebate: In the case of downsizing, we will reimburse 1% of the lessor priced home.

As your Buyer's agent we represent YOU and help negotiate the best terms possible whether on a NEW HOME (yes they are negotiable) or a pre-owned one.   Plus we do not make you sign a Buyer's Rep agreement. 

If you are also selling your current home through us, we will REBATE you 1% of either the home you Sell with us or the one you are purchasing (whichever is less in the case of downsizing). 

Even if you have no home to sell give us a call! Depending on your price range, we may offer buyer rebates still.  Often builders pay bonuses to Realtors that we are happy to share with you.  Regardless, you truly will get the best representation and we promise to save you money!
